Following your recent instructions we have carried
out an inspection over the property at the above address with
a view to advising on an appropriate rental assessment.
We have been asked to provide a brief report only
at this stage however, we shall be happy to elaborate if this
is necessary.
For the avoidance of doubt the subjects comprise
a ground floor and basement corner shop unit now utilised as office
premises, with a large display frontage to both Minto Street and
the adjacent West Mayfield.
The shop extends to 102.54m2 (1,103ft2)
over the two floors and is in good condition throughout.
This is a popular locality, surrounded in the main
by good quality residences, and being one of the main routes south
from the city centre.
On the assumption that a lease was struck in 1997
we are of the opinion of a fair rental from that date would have
been £12,000 per annum, assuming normal Full Repairing and
Insuring Terms and with no unusual lease terms or provisions.
