Renters' Rights Bill

Written evidence submitted by Anonymous to The Renters’ Rights Public Bill Committee (RRB94).

Request for existing 3 year private tenancy to be allowed to continue till May2027

Dear Renters Rights committee,
We have a 2 bedroomed fully furnished property and pay £1400pm.

This is request for an amendment to the Renters Rights bill is being sent in a personal capacity:

We were offered a fixed term 3 year rental commencing May 17th 2024 (with the rent fixed for 3 years) by our landlady Mrs Dermott, we were happy to agree to this as it gave us security on a mortgage free property.

Part of the agreement with the landlady was we would overhaul and maintain the garden (we have so far spent 3k+ on the property) as we were confident that we would be here at least 3 years.

At the moment we have no sense of security (I am also registered disabled) as we believe that our landlady can (and will) issue us with a Section 8 as soon as the Renters Rights bill is passed in its current form, unless there is a clause added that will (should we wish it) protect our existing 3 year lease, which we ask you include.

If you are unable to do this can you please clarify that a new ‘Rolling’ Rental contract will be created on the 1st day of the bill passing thus giving us at least 12 months to find a new home as opposed to no rights on day 1!

The effect of not protecting our 3 year tenancy will/is causing considerable stress and will have the opposite effect of protecting our Tenants Rights as we will no longer have a fixed 3 year contract giving us security of tenancy in our home.

I ask that you do not print our personal details including our names, ages and address.
